From the 1st of October all property must have an energy survey report, even if the property was on the market prior to a HIP's being a requirement. Unlike the current HIP's package the responsibility lies with the owner.

The internet is outpacing the agent in the find process.

According to a recent study by US-based ForSalebyOwner.com, consumers are increasingly using the internet to ‘find’ a suitable property rather than relying on suggestions from the agent. It you look at the data compiled it seems like the two methods of finding property (yourself or the agent) will cross-over in a couple years time. Interestingly enough, finding property by seeing a yard sign outperforms newspapers by a factor of 5. It would be interesting to get the NAEA to do a similar study to see where the UK market sits, although with the current trends I would assume it’s very similar.

Homebye To List Pictures In property Guide

After numerous discussions with the Eveneing Telegraph, Homebye are able to list pictures of property alongside any ad they decide to place.

We are in the process of creating a new ad which will display the properties on the site, this will hopefully be ready in 2 weeks for the 1st Aug. We will send out a proof to all listed properties for feedback prior to the ad being placed.

We have had no further calls/enquiries since I last spoke to you which is disappointing but it's also relatively early days, we've have 236 hits, only takes one to be genuine and interested and that is without the photos in the paper etc.

If you don't mind honest feedback then read on.....

Firstly, I think the idea/ concept/ format of your product is great you seem to have the customer service side etc sewn up

Have spoken to friends family about it, some have just volunteered their opinions so I think it's fairly reliable feedback, they like the site, agree about floor plans this would be a big plus!

Main feed back was most didn't notice the add in the property guide, have to say I had to really look for it, not my individual house as such, as I already understood this would only be a line in a list, but the actual advert, I think the homebye logo as seen on the boards should be the largest part of the advert as it is a great eye catching graphic with the block bold colour.

Unfortunately 8 out of 10 people surveyed..... sorry if it sounds a bit like that but most people I have asked have said they would look at rightmove and that you need property pictures on the property guide advertisement, even if it is just to get it noticed and while you establish the homebye brand name!

North East Lincolnshire, 18^th June 2008 – http://www.Homebye.co.uk the new way to sell property in Grimsby and Cleethorpes launches. Homebye intend to make moving more affordable in the local area, working on a fixed fee non commission basis regardless of the price of the property.

The hard work is getting the people of North east Lincolnshire to look at properties on the homebye site and not rely solely on national sites such as righmove, once people recognise there is an alternative and use the homebye site to search for property, then selling your property in the area becomes a lot more affordable”.

To list on Homebye the seller requires an internet connection and must be prepared to do write their own description and take photos of the property, a representative from homebye will then visit the property to take measurements and ensure the description and photos do not infringe the Property misdescription act, the seller signs off to the property descriptions, the board is erected and the listing is made live on the site.

The potential buyer can communicate directly with the seller through email on the site, or the sellers Tel No which is displayed on the Homebye For sale board.
